Tremont House: America’s First Luxury Hotel

For those who could afford it, a residential hotel offered numerous conveniences. Living there provided immediate social prestige, even for newcomers to the city. Compared to owning a large townhouse with gardens and a full staff, staying at a hotel was more economical and far easier to manage. Guests enjoyed private apartments while having access to public spaces for dining, socializing, or business meetings.

Construction of Tremont House

During the 1824-1825 Massachusetts legislative session, a company was authorized to build one or more structures for use as a public hotel. By May 1828, the company proposed plans for the Tremont House, offering a 3% return on a $100,000 loan repayable ten years after the hotel’s completion. The subscription was fully taken by the end of June.

Building Plans and Groundbreaking

Groundbreaking at the corner of Tremont and Beacon Streets began shortly before the formal ceremonies. Samuel Armstrong, president of the Massachusetts Charitable Mechanic Association, laid the cornerstone on July 4.

The completed building, designed by Isaiah Rogers and inspired by Grecian architectural styles, was remarkable. The 160-foot frontage was constructed of Quincy granite. The hotel incorporated roughly 2 million bricks, 1,200 perches of cut stone, 21,000 feet of hammered stone, and 486 tons of timber. The building covered 12,849 square feet and included 170 guest apartments along with supporting facilities. Three entrances were built, with the main entry through a Doric portico on Tremont Street, measuring just over 37 feet and adorned with massive Doric columns and a frieze of metopes.

Interior Features

Guests entering the portico would pass through massive folding doors—each 16 feet tall, made from oak and pine planks fastened with 160 bronze bolts, weighing 450 pounds apiece. Ten steps led to the first floor, flanked by half-columns. At the top, two circular doors opened into a domed circular hall with 10 Ionic half-columns and a stained-glass skylight created by the New England Glass Company.

The first floor included two Receiving Parlors, an office, and a dining room heated by two fireplaces and an air furnace that circulated heat from the kitchen below. A principal staircase and a Reading Room were also located on this floor.

Tremont House was the first hotel in the United States to serve French cuisine in its dining room. While women were generally prohibited from dining alone in public spaces, the hotel introduced the Ladies’ Ordinary—a private dining area where women could eat alone or with other women without male intrusion.

Guest Apartments and Amenities

The 170 guest apartments were suites with private parlors and lockable doors. Each suite featured indoor plumbing, running water, and soap. Daily rates started at $2.00, roughly $59 in today’s currency, though service prices have risen considerably since 1829.

The kitchen, located beneath the dining room, measured 54 by 34 feet and was lit by seven frosted-glass windows. A staircase connected the kitchen to the dining room for meal service, though food may not have always arrived piping hot. Adjacent to the kitchen was the servants’ hall.

In the south wing basement were the housekeeper’s apartment, laundry, larder, and eight guest bathing rooms, each with a separate entrance. Cold water was supplied from a rainwater reservoir and heated with gas, while another reservoir served the eight first-floor water closets. A steam-powered pump lifted water to a rooftop tank, allowing gravity to distribute it throughout the hotel.

Opening and Celebration

Tremont House was completed in August 1829, but officially opened on October 16. The grand opening dinner featured a menu including roast beef, boiled cod, turkeys, pears, and grapes, celebrating America’s first luxury hotel in style.
